After acquiring $ 170 million in home finance, Greenpoint’s newest affordable home is set to take shape at 35 Commercial Street. The future property is located in the Greenpoint Landing mega-complex in north Brooklyn and will eventually introduce 374 affordable residential units in the neighborhood.

The private-public development partnership responsible for the property includes Greenpoint Landing Associates, New York City’s Housing Preservation & Development (HPD) and Housing Development Corporation (HDC).

“We are excited to drive this exciting new development that will provide brand new, affordable homes to nearly 400 low and middle income families,” said HPD Commissioner Louise Carroll. “This development fulfills our promise that the transformative Greenpoint Landing project will bring 1,400 new, affordable homes to Greenpoint after more than ten years of construction.”

The 35 Commercial Street, designed by Handel Architects, will reach 22 stories above the ground. The structure will have a series of interlocking brick volumes separated by recessed strips of glass that run both vertically and horizontally. The main entrance to the building on Commercial Street is framed by a dramatic arch and vaulted ceilings and brick walls that lead to the three private leafy courtyards. Alive Structures, a Greenpoint-based landscape design company, worked with the architects to create the outdoor spaces.

Of the total of 344,463 square meters, around 311,000 square meters will be used for residential areas. Amenities include a mix of outdoor and indoor play areas for kids, a fitness center, on-site laundry room, bike parking, and communal lounge areas.

An additional 7,600 square meters will be made available for retail in the lower area.

“We are very proud to be working with the city again to create nearly 400 new and much-needed units of affordable AMI homes that are accessible to New Yorkers, from the formerly homeless to families who make up 110 percent of the population Earn AMI, ”said Anne Carson Blair, spokeswoman for Greenpoint Landing Associates.

Overall, Greenpoint Landing is 22 acres, located along half a mile of the East River boardwalk, designed and developed by the Park Tower Group. The development is estimated to result in 5,500 residential units, four acres of public space and a mix of local retail, hospitality and community facilities.

Properties currently under construction include OMA’s 227 West Street, One Bell Slip, and Two Blue Slip, both by Handel Architects, among other emerging properties.

The project at 35 Commercial Street will bring Greenpoint Landing’s total income and affordable housing stock to more than 1,200 individual units.
