Vertical construction is going on at Waterview at Greenpoint, a two-tower housing estate on Newtown Creek on the Greenpoint, Brooklyn waterfront. The 811,000 square foot project was designed by CetraRuddy and developed by Clipper Equity and consists of the 30-story, 222-unit 77 Commercial Street and the 40-story, 298-unit 87 Commercial Street, story pedestal. Of the 720 units, 200 are said to be affordable. A 300-car parking garage will also be located underground. Waterview in Greenpoint rises at the confluence of Commercial Street and Box Street on a lot that once housed a two-story, 95,000-square-foot warehouse. Ray Builders Inc. is the general contractor and WSP is the structural engineer.
Recent photographs show workers busily assembling the metal supports, scaffolding, and wooden planks that will support the fifth floor on the north edge of the multi-story podium.
87 Commercial Street will be closer to Newtown Creek and will have a rectangular mass with the broad side facing the water. Commercial Street 77 rises at right angles to it with its narrow elevations to the east and west. Both peaks are shown in the axonometric diagram below with several flat setbacks on all four sides. An entrance to the inner courtyard will be attached to the southeast corner of the podium. The following secondary overhead plan shows this in more detail. West of Waterview at Greenpoint is the future Box Street Park, which is currently used by an open-air parking lot for MTA vehicles.
77 Commercial Street amenities include a fitness center, children’s playroom and outdoor deck, and 87 Commercial Street will house another fitness center and deck, swimming pool with changing rooms and a library. Because of the waterfront location, residents have uninterrupted views of the East River and the Midtown skyline. The lower levels of Waterview in Greenpoint will include 25,000 square feet of retail space and a communal outdoor area designed by MPFP. Below are renderings of the esplanade along Newtown Creek.
